The current property threshold
Dubai Land Department currently describes its Golden Visa investor service as available to a real-estate investor owning one or more properties with a purchase value of at least AED 2 million. The published service provides a renewable 10-year residence permit for a qualifying investor.
Important distinction
A property being marketed above AED 2 million does not by itself confirm eligibility. The ownership structure, registered value, title evidence, mortgage position, paid amount and the latest authority requirements must all be checked.
Mortgaged property and multiple properties
The current Dubai Land Department service information allows the qualifying value to come from one or more wholly owned properties in the applicant's name. For a mortgaged property, the authority may require a bank no-objection letter showing the paid amount and remaining balance. Confirm the required paid amount and acceptable documentation directly for your case.
